Lease Length
Rental Agreements are signed for 12 months. The rental agreement automatically becomes month-to-month upon completion the original lease term; there is no need to re-sign a long term lease.
Application Fee
The screening process takes between 24 and 48 hours and has an associated charge of $50. The screening company will complete a thorough background check in the areas of Criminal History, Rental Reference, Credit Report and Employment Verification.
Utilities
$95 monthly utility surcharge inlcludes water, sewer, garbage & central heat. $20 for additional occupants (ask manager for details).
The building is cable/phone ready for tenants’ telephone, cable television and internet needs.
Pets
Cats are "OK" at the Landon Arms with a $250 non-refundable pet fee; dogs are not permitted as pets (except for Service dogs). Other prohibited pets include: rodents, reptiles, birds, water fowl, ferral and/or exotic pets, primates, and anything porcine, equine, lupine, bovine, or ovine.
The move-in process is as follows:

Prospective tenants must return a completed application ($50 fee per individual), tendered with a standard Holding Fee and Deposit to the resident manager. Please contact the resident manager of this property for more information on specific move-in costs.
Your application will be reviewed and a determination made regarding tenancy. Should your application be rejected your entire holding fee WILL be returned to you. If you are accepted as a tenant your holding fee will become your security depsoit and held in the property account; your tenancy to begin within two weeks of deposit. At the time of your move-in you will remit your first FULL month's rent; this amount to be paid by check or money order (we do not accept cash). A rental agreemment will be signed and you will be given your keys. If your tenancy is accepted and you have not paid your first month's rent within two weeks of your acceptance as a tenant OR if you have made the decision not to move in, your holding fee WILL BE FORFEITED! We are sure your decision to live in our community will be a good one, so please be certain to follow this payment schedule.
